Hi, I’m Tony — a registered architect in Victoria and Tasmania.

Back in 2017, I was in my final year of a decade working on major capital projects for the City of Port Phillip. A big part of our internal conversation revolved around stories of incomplete homes, building defects, and builders going under mid-project, leaving families financially and emotionally exposed.

In general, when owners sign contracts with builders, or small developers sign up with designers and builders, the information provided rarely gives them the full picture of the construction industry. This gap often leads to severe challenges down the line. In fairness, a lack of time and attention from the owner's side does contribute to the issue. However, when these misunderstandings escalate into disputes, the combined queue for mediation via the DBDRV and resolution through VCAT can be up to 1.5 years long.

I thought… “Maybe I can be a (very small 😊) part of the solution.” And that’s how Refreshing Homes started.

Fast forward a few years, and I realized the reality is far more complex. Homeowners are busy. Building a home is inherently stressful. And professional support often comes too late. I still remember my first home in Point Cook, built by Porter Davis — I couldn’t even afford furniture for nearly two years. That experience stayed with me. It made me ask: how are everyday families meant to afford building advice and support? Especially when problems usually only surface after construction starts?

For a long time, it felt unsolvable.

Until AI

The chatbot you see above is a tool to gather real questions, allowing me to build a specialized database. The AI then delivers these tailored answers to you and future users experiencing similar situations.

The information provided here is based on how the building process actually works, not generic internet answers. Before you sign a contract and proceed with a build, the market is flooded with sharp, precise information designed by industry players to get you to sign on the dotted line. However, once construction starts, that helpful information disappears from the internet. Industry players often lose interest in providing ongoing guidance to homeowners or small developers because they are no longer a source of new profit.

This information vacuum is exactly where major issues begin. While some construction problems are genuinely complex, many smaller issues become complicated simply due to initial miscommunication. Once things get emotional, costs quickly escalate for everyone, resulting in an expensive standoff that benefits no one. This bot is specifically intended to bridge that gap by addressing those elusive, on-site construction-phase questions.

Some users might feel the bot's insights lean slightly toward the builder. However, the intent is simply to show you the inner workings of the building industry, providing the insider perspective you need to understand the situation objectively and decide how to strategically respond to your particular circumstances.

Why is this BOT different?

Aren't chatbots everywhere? Well, let me give you an example.

In construction, designers and builders sometimes unintentionally influence how homeowners view building surveyors — often framing them as “too strict” or “getting in the way.” But the reality is different. The system is intentionally structured with two independent sides:

  • One side designs and builds.

  • The other side (building surveyors) independently reviews compliance against the BCA/NCC without any financial interest in the build outcome.

Homeowners spend months collaborating with designers and builders, whereas their only correspondence with a building surveyor is usually via a cold email that consists of "No, because..." Naturally, the homeowner aligns with the designer and builder, thinking, "Yes indeed, they are right; the building surveyor is just being too strict."

But if homeowners better understood the building surveyor’s true role—their immense value in protecting the homeowner, and the benefit of working with them rather than against them—would building outcomes improve?

No one knows for sure, but this information, along with many other industry realities, is worth explaining when questions arise. Armed with this insight, you can adjust your actions and potentially improve the ultimate outcome of your build. That’s what the chatbot above is truly about.

my experience

I’m a registered architect in Victoria and Tasmania with over 25 years in the industry, including 10 years in project management and the delivery of major capital works for the City of Port Phillip. Plus, more than 280 projects across residential, schools and library projects.

My background covers both private practice and government, which has given me a detailed understanding of how projects actually move from concept to approval to construction — and exactly where they commonly break down. Over the years, I’ve also been directly involved in residential and townhouse developments as a developer myself, which gave me firsthand insight into financial pressure, construction risk, builder performance, and the real-world stress homeowners experience when things don’t go as planned.

Port Phillip City Council provided excellent training in project management and delivery, and I have benefited greatly from this community-funded learning, for which I am always grateful. While large developers and government authorities always employ professional project managers to resolve issues on-site, these challenges are typically completely unknown to homeowners or smaller developers until the problems actually start.
